Terms of service

These are the terms between you and the company that runs Tendhus. Using the app means you accept them. They are short on purpose.

What Tendhus is

A record and coordination tool for people who own one to four homes: capture repairs and expenses, keep up with maintenance, coordinate a fix with a tenant and a vendor, and export a year of records at tax time.

Your account

You need an invite to create one, you must be 18 or older, and you are responsible for keeping your password to yourself and for everything done under your account. Tell us promptly if you think someone else has gotten in.

Your records are yours

You keep ownership of everything you put in. You give us permission to store, process, and display it only so the app can do its job for you, and to send it where you direct it (to your tenant, to your vendor, into an export). That permission ends when you delete the content or close your account.

People you invite

When you add a tenant or a vendor, you confirm you have a legitimate reason to hold their contact details and to contact them. Tenant and vendor links are unauthenticated by design, which is what makes them work with no account and no app. Anyone holding a link can use it, so send them carefully and reset a tenant link if one gets out.

Reasonable use

Do not use Tendhus to break the law, to harass anyone, to store someone else’s data without a reason to have it, to attack or probe the service, or to resell access. We can suspend an account that does.

Notifications are best effort

The app sends at most one scheduled notification a day, plus event notifications when something actually happens. Delivery depends on your browser, your phone, and the notification services in between, none of which we control. Notifications can be delayed or dropped.

Do not rely on Tendhus for anything with a legal deadline or a safety consequence. It is a reminder, not a guarantee.

Not professional advice

Tendhus keeps a ledger and exports it. It does not choose a tax form, decide whether an expense is deductible, or tell you what your obligations are as a landlord. It is not tax, legal, or accounting advice. Check the export against your own records and take real questions to a professional.

Availability and changes

We aim to keep the app running and will give notice of planned downtime where we can, but we do not promise uninterrupted service. Features can change; if we remove something you depend on, we will say so in the app first, and you will always be able to export your records.

No warranty

The service is provided “as is”, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent the law allows.

Limits on liability

To the fullest extent the law allows, Firehorse Studio LLC is not liable for indirect, incidental, or consequential damages, or for lost profits, lost data, or a missed deadline. Our total liability for any claim is capped at what you paid us in the 12 months before it arose, or US$100 if that is greater.

Some places do not allow these exclusions, in which case they apply to you only as far as the law permits.

Ending it

You can close your account at any time from Account · Close this account, which deletes your records and files immediately. We can suspend or end an account that breaks these terms, or shut the service down entirely with reasonable notice and time to export.

Changes to these terms

If these terms change materially, we will say so in the app before the change takes effect. Continuing to use Tendhus after that means you accept the new version.

Governing law

These terms are governed by the laws of the State of California, United States, without regard to conflict of law rules, and disputes belong to the courts there.
